For a Private Treaty Sale – The pest and building inspection is normally completed during the cooling off period after your offer has been accepted. It’s a good idea to include the ‘Subject to Pest and Building Inspection’ (Clause) in your contract if it’s a private sale. This can be used as an escape clause if any serious defects are identified. 

For an Auction Sale – The pest and building inspection should be carried out as soon as possible, so you can make an informed decision before Auction day. The property will normally go unconditional on Auction day, sold under the hammer. If selling your property, get the Pest & Building Inspection carried out before listing your property for sale.

We will email you the service agreement and invoice, simply approve the service agreement and pay the invoice. We will then contact the vendor or real estate agent to organise the inspection for you. We then inspect the property and within 24hrs you will receive your detailed Property Inspection Report. 

The combined property report includes both a Pest and Building Inspection Report. All reports are written in an easy-to-understand format with lots of identification photos. Both minor, major and safety defects will be included in the report along with any information regarding live or damage from timber pests such as termites, borers and decay.

Yes, you are welcome to attend. If you decide to be at the property during the inspection, it’s best to arrive towards the end of the inspection. Please let the inspector carry out the property inspection and save any questions until the property inspection is complete. This limits the distractions while the property inspector records the findings. 

A combined pest and building inspection usually take between 2-4 hours depending on the size and condition of the property. We usually spend additional time after the inspection to explain any defect findings with you. 

You’ll have your property report within 24 hours of the completed property inspection, provided payment has been received. If you need the report sooner, please let us know and we will do our best to accommodate your requirements.

Payment will need to be received before you receive your Property Inspection Report.
